Lifestyle property in Lower Hutt
Lifestyle blocks around Lower Hutt need a different kind of campaign. The buyers are different, and so are the questions about water, wastewater and land. Anna has sold in the Hutt Valley since 2014, and her lifestyle sales run from Kelson and Korokoro out to Normandale and Horokiwi.
On this page a lifestyle property means land of about 2,000 m² or more, usually with a rural feel: paddocks, bush, tank water or a septic system. It's a rule of thumb, not a council category.
Some sales below were by Richard Langdale, or by Anna and Richard together. Every sale says who sold it. Prices aren't shown, and land areas come from the title or the sale listing.

Lifestyle property questions
What should I check about the septic system?
If the property isn’t on the town sewer, wastewater goes to a septic tank or another on-site system. Ask when it was last pumped out and ask to see the service records. Greater Wellington Regional Council has rules for on-site wastewater, so check whether the system needs a consent and has one.
What about the water supply?
With no town water connection, drinking water usually comes from rainwater tanks, sometimes a bore. Check the tanks and filters are in good order. A water test before you go unconditional is a good idea.
How do I find out the zoning?
Hutt City Council’s District Plan shows the zone for every property, and the LIM confirms it. Zoning decides things like whether you can subdivide or add a second home, so it matters more on a big block than on a town section.
Why does the LIM matter more on a lifestyle property?
A LIM is the council’s report on what it knows about a property: zoning, consents, services and known hazards. On a bigger block it’s where you’ll find consents for sheds and sleepouts, and any slip or flood notes. Order it early so there’s time to ask questions.
